What is a high performance home?

What is a low maintenance home?

In order to create a low maintenance home we use the most durable products available to build your home and create designs that are cost efficient and require minimal upkeep. Learn more about low maintenance homes.

If I choose to live in my home on Anna Maria only part-time, is there a market to rent it out for supplemental income when I am not there?

Yes there is. Anna Maria is a popular vacation destination for those seeking a tropical beach setting. There are professional agents who can handle putting your home into a vacation pool if you so desire. Depending on zoning most municipalities require a minimum 7 day rental. Check with a local agent for more information.

Am I required to buy flood insurance for a home on Anna Maria?

Yes and No. Yes, if your home is financed. If you have no mortgage it is not required, although it may be a good idea. Consult an insurance expert to determine what your particular circumstances warrant.

Is police protection provided by the sheriff or is there a local police force presence?

The sheriff provides protection for the City of Anna Maria, while Holmes Beach and Bradenton Beach each have a police force.

Are all the beaches public or are some areas private access only?

The beaches themselves are public and open to all, either via the water or by land through designated public access paths. Privately owned homes located directly on the beach have private access to the public beaches, and the general public is not permitted to trespass across those properties to get to the beach.

Where would my children go to school?

How far is it to the closest airport for commercial domestic flights?

The Sarasota-Bradenton International Airport is roughly 15 miles and a 35 minute drive from the island center. Tampa International Airport sits about 53 miles away and takes just over an hour to drive on the interstate.

Is there a marina nearby where I can keep my boat?

There are several to choose from, including mooring slips as well as high-and-dry locations.

Do the homes come completely furnished, interior and exterior?

Yes, for the most part. Our turn key product is designed to have you bring your tooth brush and feel right at home. The homes are complete with all appliances, lighting, furniture and beds, televisions, and even art on the walls. The kitchens are equipped to prepare and serve food and drink, and there are towels in the linen closets. Patio or pool furniture completes your Florida beach living experience.

What type of warranty do you supply with each home and what does it cover?

Our standard builder warranty covers everything on the home for the first year. All transferable manufacturers’ warranties for appliances and mechanical systems are provided to the buyer.

Are there any community or HOA fees to consider?

Generally speaking, for single family homes on the island, the answer is no. If your purchase were part of a multi-unit residence, such as a condo, there would be shared costs for common areas and an HOA fees would likely apply.

Do impact windows and doors come standard with your new home?

Yes

Do your new homes include Foam Insulation? What is that?

Foam Insulation increase the R- value and minimizes air leakage for increased energy efficiency, creates a healthier indoor environment and reduces airborne sounds. It does not shrink or settle and does not lose its R-value over time. Applied as a liquid, it expands to 100 times its volume in seconds filling every crack and crevice while remaining flexible so that the integrity of the building seal envelope remains intact.

Will you build a home on my lot or can I buy a set of your house plans?

We take great pride in the homes we build and the community in which we choose to build. We develop creative designs and follow rigorous construction practices that result in unique homes with lasting value. Because of this, we protect the value and integrity of our homes by not releasing our home designs to others. Likewise, we choose locations on Anna Maria Island carefully to provide conveniences and enhance quality of life. While we typically construct homes on company owned sites, we have the resources and capability to build on your Anna Maria property. Please contact us for more information.

Do I need a real estate agent to buy a home?

It isn’t necessary to have an agent. Our staff is extremely familiar with our homes, the island community, financing and the entire home-buying process. However, we welcome real estate professionals and are happy to work with them in finding your dream home.
